Some people find the property they want to buy first, and then start looking for a mortgage.  However, it is usually better to get approval for a mortgage first so you know how much you can borrow before you start looking at properties.  This way, you know the price bracket you should be looking in and when you find your dream home you will be in a strong position to make an offer.

What documents do you usually need to apply?

  • Proof of your identity: such as a passport or driving license.
  • Proof of your current address: such as a household bill in your name.
  • Proof of your income: your latest P60 and at least 3 recent salary slips.
  • Evidence of how you manage your money: current account and loan account statements for the previous 12 months.

What is your application based on?

  • Your income
  • Your age and number of years left to retirement
  • Outstanding loans
  • Savings – this shows you have an ability to save and have built up enough money to pay for your deposit.
  • Credit history – which will show your ability to repay loans.
  • The value of your house
  • The amount you need to borrow
  • Whether anyone will act as guarantor by agreeing to repay the loan if you are not able to.
  • Whether you are borrowing on your own or with someone else.
